What to have ready before September
- A valid energy performance certificate, and an occupancy certificate if your region requires one.
- Outstanding repairs done, especially the ones visible on a first viewing.
- New photos, in daylight, with no furniture half cleared out.
- A decision made in advance about what documentation you will ask for, so you are not improvising with every enquiry.
The listing does half the work
A listing that states the price, what it includes, the floor, whether there is a lift and which way it faces filters for people who genuinely fit. One that leaves out important details generates a lot of messages and very few useful viewings, and costs you your September evenings showing the flat to people who will drop out at the end.
Replying quickly matters more than it seems
In the busiest weeks, people searching write to several places at once and sign with the first one that works for them. A day of delay in replying can cost you the best candidate without you ever finding out.
If you plan to raise the price compared with the previous contract, first check what is actually being asked for flats like yours on your street. A well-presented flat priced above the market sits empty for weeks, and that lost month eats the increase.
